Want a Home With a Pool in Southwest Florida? Don’t Overlook North Fort Myers
When people dream about moving to Southwest Florida, the same names tend to come up first:
Naples. Bonita Springs. Estero.
But what if you're looking for the Florida lifestyle — a single-family home, your own private pool, outdoor living and maybe even waterfront or boating access — without necessarily paying the prices associated with some of Southwest Florida's better-known markets?
You may want to look a little farther north.
North Fort Myers might be one of the more interesting places for buyers to explore right now.
And after digging into the actual pool-home sales around my own North Fort Myers market, the numbers caught my attention.
Are buyers overlooking North Fort Myers when searching for the Southwest Florida lifestyle?
I think many are.
What does roughly $400,000–$500,000 buy around North Fort Myers?
This is where the conversation gets interesting.
Depending on the neighborhood and property, buyers can find homes with features such as:
✓ Private screened pools
✓ Canal frontage
✓ Lanais & outdoor entertaining areas
✓ Boat docks & lifts
✓ Larger lots
✓ Gulf-access opportunities
✓ Fenced backyards
✓ Updated roofs & mechanical systems
✓ No HOA in some areas
✓ Impact-resistant windows & storm protection
✓ Gated communities in others
Of course, you won't get all of those features in every home or at every price.
But North Fort Myers gives buyers a surprisingly broad menu of Florida lifestyles.
And several neighborhoods are particularly interesting.

Why Is North Fort Myers More Affordable?
✓ Doesn’t have the same luxury branding as Naples
✓ Still offers the Florida lifestyle
✓ More home for your money
✓ Opportunity to prioritize what matters most — the pool, the yard, the waterfront or the boat
What Buyers Should Look Beyond
IMPORTANT FACTORS TO CONSIDER:
✓ Roof age
✓ HVAC system
✓ Impact windows/storm protection
✓ Electrical and plumbing
✓ Pool condition and equipment
✓ Waterfront details (seawall, dock, lift)
✓ Gulf access or bridges
✓ Overall property condition
Sellers Need to Pay Attention Too
There's another side to this story.
I also studied the North Fort Myers-area pool homes thatdidn't sell.
The expired listings had spent substantially longer on the market than the homes that successfully closed.
And some of those properties were objectively attractive homes.
✓ Pools
✓ Waterfront
✓ Boat Lifts
✓ Updated Roofs
✓ Impact Windows
✓ Beautiful Outdoor Spaces
So why didn't they sell?
That's exactly the question I'm interested in.
Because in today's market,having a great house isn't enough.
The price has to make sense.
The presentation has to make sense.
And buyers have to understand whyyourhome is the better choice when they have dozens of alternatives.
So, North Fort Myers or Naples, Bonita Springs or Estero?
There isn’t one correct answer.
Naples, Bonita Springs and Estero may be the right fit for buyers who prioritize certain beaches, restaurants, shopping and lifestyle amenities.
But if you want:
✓ A single-family home
✓ Your own pool
✓ More privacy
✓ Waterfront or boating options
✓ More value for your budget
