What Every Southwest Florida Homebuyer Should Know About Construction & Insurance

September 10, 2026•2 min read

When you tour a home in Southwest Florida, you probably notice the kitchen, pool, flooring, neighborhood and maybe the age of the roof.

But there are things you can't see in the listing photos that may be just as important.

I recently attended an insurance training focused specifically on helping Realtors recognize potential insurance issues before they become problems in a real estate transaction.

It reinforced something I strongly believe:

A Realtor's job isn't simply finding you a house. It's helping you understand what you're buying.

The presentation identified three major areas that can create insurance challenges :wiring, electrical panels and polybutylene plumbing.

First, Some Encouraging News About Florida Insurance

The insurance environment has been difficult in Florida, but the presentation highlighted increasing carrier capacity and additional insurers entering the market.

It also identifiednew construction as particularly favorable from an insurance perspective, while emphasizing that roof age and condition remain extremely important.

What Can You Do as a Buyer?

This is where all of this information becomes useful.

Finding an issue doesn't automatically mean walking away.

It meanswe investigate before making a decision.

As your Realtor, I'm going to help you ask questions such as:

What does the inspection show?
Will an insurance carrier accept it?
What will the premium be?
Does something have to be replaced before closing?
Can it be replaced afterward?
What would the repair cost?
Can we request repairs or negotiate a concession?
Would another insurance carrier look at the property differently?

And when we need an expert opinion,I am happy to connect you with trusted local professionals who specialize in exactly that area.

I don't need to pretend to be your insurance agent, electrician, roofer or inspector.

My value is knowing when we need one—and making sure the right questions get asked at the right time.

That's My Definition of White-Glove Real Estate

Buying a Florida home involves much more than finding something beautiful on Zillow.

My goal is to build a team around my clients so that when questions arise—insurance, inspections, financing, construction, title, repairs—we have resources available to help us find answers.

Because the best transaction isn't simply the one that closes.

It's the one where you understand what you're buying before you receive the keys.

If you're considering buying inCape Coral, Fort Myers or anywhere in Southwest Florida, I'm happy to be a resource—even if you're just beginning your research.
